Tile roof painting

Tile roofs need the most preparation, because the mortar work and the surface condition both have to be right before a coating will hold. We start by high-pressure cleaning the tiles back to a sound surface, removing the moss, lichen and chalky build-up that coastal humidity encourages, along with any failed coating. Broken and cracked tiles are replaced. We rebed ridge caps where the bedding has failed and repoint them with a flexible Selleys pointing compound that moves with the roof rather than cracking away from it. Once the roof is sound, we apply a Dulux primer suited to the tile surface, then finish with coats of a Dulux roof coating system. Concrete and terracotta tiles behave differently and are prepared accordingly, since terracotta is glazed and holds a coating differently to a porous concrete tile.

Colorbond and metal roof painting

Painting a Colorbond or metal roof is a different job to painting tile, and using a tile approach on metal is how coatings end up peeling in sheets. Factory-applied Colorbond finishes are designed to shed things, which includes paint. So the surface has to be cleaned and prepared to give the new coating something to key into. We wash the roof back, treat any rust at the fixings and the sheet edges, and replace corroded screws and perished washers before coating, since painting over a failing fixing simply hides it. We then apply a primer formulated for metal, followed by a Dulux coating system rated for metal roofing. The result holds its colour and protects the sheet, rather than sitting on top of a surface it was never going to bond to.

Warranty

Our 3-year workmanship warranty

Every roof we paint is backed by a 3-year workmanship warranty covering the preparation and application. If the coating fails within that period because of how we did the work, we come back and fix it.

The warranty terms are set out in your written quote before you agree to anything, so you know exactly what is covered.

Additionally, our team all hold a Certificate III in Painting and Decorating, which means the preparation, primer selection, application and finish are handled to a professional standard as part of our roof painting service.

That qualification also covers the other exterior painting we take on alongside roof work, including gutters, fascia, garage doors and weatherboards, which is often worth doing at the same time while access equipment is already on site.

Our work

Recent works

Paradise Point Roof Refresh

A full roof transformation, completed from tile replacement through to final coating. The project included updated pointing and a multi-layer restoration system designed for durability, weather protection, and a seamless finish.

Benowa Waters Exterior Works

A comprehensive exterior update completed across roofing and finishing details. This project included roof, gutter, and fascia works, replacement of roofing screws, and lifting sheets to ensure structural integrity.

Bonogin Roof Repairs

The scope included removal of all shade sail fittings, replacement of damaged guttering and fascia, re-sarking to restore waterproofing, and a full re-set and re-lay of ridge pointing to ensure long-term protection.

Colour range

Dulux roof colours

The roof is the largest single surface on most houses, so the colour you choose sets the character of the whole place from the street.

The full Dulux roofing colour guide includes every colour in the range with its Solar Absorptance and Solar Reflectance figures, along with trending colour schemes that pair a roof colour with a wall and trim.

FAQs

Frequently Asked Questions

Is painting your roof actually worth it?

For a roof in sound structural condition, painting can absolutely be worth it. A quality coating system seals the surface against moisture absorption, slowing the breakdown of concrete tiles and protecting metal sheeting from corrosion. And the appearance change is significant, because the roof is the largest single surface on most houses. It is only not worth doing on a roof that has failed structurally. Painting a roof with widespread broken tiles, corroded sheets or failed bedding puts a coating over a problem rather than fixing it, and it will show within a season or two.

How much does it cost to paint a roof on the Gold Coast?

There is no honest single figure, because roof painting is quoted per roof based primarily on square metreage, condition, surface type and pitch. These dictate the volume of products, labour and access equipment required to complete the job.

How long does a painted roof last?

A professionally completed roof restoration typically lasts 10-30 years. The life of the refreshed roof depends on the coating system, the preparation underneath it, and how exposed the roof is to harsh weather conditions. A roof prepared properly and coated with a quality Dulux system holds up considerably longer than one painted over a surface that was never cleaned or repaired.

Will painting my roof stop it leaking?

No, a coating is a protective and decorative layer, not a waterproofing membrane. It will not seal a cracked ridge cap, a broken tile or a corroded flashing. In a proper restoration, the leak-causing faults are repaired first, the pointing is redone, and the coating goes on afterwards.

Can you paint a Colorbond roof?

Yes, but it is a different job than painting tile. Factory-applied Colorbond finishes are designed to shed things, paint included, so the surface has to be cleaned and prepared to give the new coating something to key into. We treat rust at the fixings and sheet edges, replace corroded screws and perished washers, and apply a primer formulated for metal before the topcoat system.

Do you do full roof replacements?

No. We restore, repair, clean and paint roofs. We do not carry out full re-roofing or new roof installation. If your roof is genuinely past restoration, we will tell you that after the inspection, even though it is not work we take on; we would rather say that than sell you a repair that will not hold.

Will painting damage my tiles?

Not when the preparation is done properly. The risk in roof painting sits in the cleaning stage rather than the coating stage, because high pressure applied carelessly strips the tile surface, erodes ridge pointing and forces water under the tiles into the roof cavity. We high-pressure clean when prepping a restoration, because the old coating and biological growth have to come off entirely for the new system to bond, and doing that without damaging the roof comes down to matching the pressure and the technique to the roof in front of you.

Does roof colour affect how hot the house gets?

It can. Darker colours absorb more heat than lighter ones, and the difference is most noticeable where the roof space is poorly ventilated. Charcoals and monuments have been the dominant choice on the Gold Coast for several years, and they do look sharp, but they are the hottest option. It is worth weighing alongside how the colour will sit on your house and in your street. We will give you an honest view on your particular roof and can show you what we have recently completed nearby.
