What is included in a metal roof restoration

Painting over rust hides it for a season or two, then it bubbles through the new finish. On a metal roof, the repairs underneath are what make the coating last.

  1. Inspection. We check the sheets, fixings, laps, capping and flashings, and photograph what we find.

  1. Wash. The roof is washed back to remove dirt, salt residue, mould and any failed coating.

  1. Rust treatment and repairs. Rust is treated, fixings are replaced, and damaged sheets, flashings and capping are repaired or replaced.

  1. Priming. A primer formulated for metal goes on first, so the coating has something to key into. Factory Colorbond finishes are designed to shed things, paint included.

  1. Coating. We finish with a Dulux coating system rated for metal roofing, in the colour you choose.

  1. Final check and clean-up. We walk the roof again, clear the gutters, and show you the finished result.

Warranty

Our 3-year workmanship warranty

Every metal roof restoration is backed by a 3-year workmanship warranty covering the repairs, preparation and coating. If something we worked on fails within that period because of how we did the work, we'll come back and fix it.


It does not cover separate faults elsewhere on the roof, or damage from a later storm, and we will always tell you plainly which category something falls into. The warranty terms are set out in your written quote before you agree to anything.

Roof type

Colorbond

Colorbond, known for its high quality and longevity, is repainted steel with a factory-baked finish.


Restoration means treating rust at the fixings and edges and applying a new coating that bonds properly to the faded finish.

Zincalume

Unpainted steel with a zinc and aluminium coating.


It weathers to a dull grey, and when it is coated for the first time, it needs a primer suited to bare metal.

Older galvanised and tin roofs

Common on older Queenslanders and cottages. These roofs often have more advanced rust and older fixings, so the repair stage is usually larger before applying any coating.

What a metal roof restoration costs

There is no honest single figure for a metal roof restoration, because the repair work underneath varies more than the coating on top.


Roof size and pitch set the baseline. After that, the biggest factor is how far the rust has gone: a roof needing new fixings and spot treatment is a very different job from one needing sheets, capping and flashings replaced. Access, building height and solar panels all add time and equipment.


We inspect first, photograph what we find, and provide the scope, products, and price in writing. Be cautious of a price given over the phone. On metal roofs especially, it tends to move once someone sees the fixings up close.
