What is included in a tile roof restoration

  1. Inspection. We get on the roof, photograph what we find, and confirm the roof is sound enough to restore.

  1. High-pressure clean. We strip back moss, lichen, grime and any failed coating, so the new system bonds to a clean surface.

  1. Tile replacement. Broken and cracked tiles are replaced and matched to your roof as closely as the profile allows.

  1. Rebedding and repointing. Where the ridge caps have loosened, we rebed them. We then repoint every ridge and hip with a flexible Selleys pointing compound that moves with the roof.

  1. Valleys and flashings. We clear the valley irons and check the flashings, since blocked or corroded valleys cause many of the leaks blamed on the tiles.

  1. Priming. We first apply a Dulux primer suited to your tile type, so the coating has something to hold.

  1. Coating. We finish with a Dulux roof coating system in your chosen colour.

  1. Final check and clean-up. We walk the roof again, clear the gutters of everything that came off it, and show you the finished result.

Our 3-year workmanship warranty

Every restoration we complete is backed by a 3-year workmanship warranty covering the preparation, repairs, repointing and coating. If something we worked on fails within that period because of how we did the work, we'll come back and fix it.


It does not cover separate faults elsewhere on the roof, or damage from a later storm, and we will always tell you plainly which category something falls into. The warranty terms are set out in your written quote before you agree to anything.


Our team also holds a Certificate III in Painting and Decorating, so we handle primer selection, application, and finish to a trade standard.

Roof type

Concrete tiles

Most tile roofs on the Gold Coast are concrete. Concrete tiles are made from sand and cement, and once the original surface wears off, they soak up water every time it rains. That constant wetting and drying makes them brittle over time.


A restoration seals the surface again. After cleaning, repairs and repointing, the primer and coating system stop the tiles from absorbing water and give the roof a uniform finish in any colour you choose.

Terracotta tiles

Terracotta is fired clay with a glazed or naturally dense surface. It holds its colour for decades and doesn't absorb water the way concrete does, so terracotta restoration often focuses on the pointing, bedding, and broken tiles rather than the surface.


We check terracotta tiles for fretting, where the clay starts to flake and break down, before recommending any coating. If the tiles are sound and you are happy with the colour, a clean, repoint and tile replacement may be all the roof needs. If you want a colour change, terracotta is prepared differently to concrete so the coating holds.

What a tile roof restoration costs

There is no honest single figure for a tile roof restoration, because every roof is quoted on what it actually needs.


The size and pitch of the roof set the baseline, since they determine the materials, labour and safety equipment required. Condition moves the figure most: a roof needing a handful of new tiles and a repoint is a different job to one with widespread breakages and failed bedding. Tile type matters, as concrete and terracotta are prepared differently, and access, second storeys and solar panels all add time.


We inspect the roof first, photograph what we find, and give you the scope, products and price in writing. Be cautious of any restoration price given over the phone. It almost always moves once someone gets on the roof.

How long does a tile roof restoration take?

Most residential tile restorations take several days on site. Roof size and the amount of repair work set the baseline, and weather is the other factor because coatings need dry conditions to cure properly. Your written quote includes a realistic timeframe, and we let you know if the weather shifts it.

How long does a restored tile roof last?

A professionally completed roof restoration typically lasts 10 to 30 years. The range depends on the coating system, the quality of the preparation underneath it, and how exposed the roof is to salt air, sun and storms. Preparation is the part most likely to be rushed, and it determines how long the result lasts.

Is it worth restoring a tile roof?

For a roof whose tiles and battens are still sound, usually yes. A restoration addresses pointing, broken tiles, and a porous surface in one job, reseals the roof against water, and changes the look of the whole house from the street. It is not worth doing on a roof that has failed structurally, and we will say so if that is what we find.

Can a terracotta roof be restored?

Yes, provided the tiles are not fretting. Many terracotta roofs only need cleaning, tile replacement and repointing, since the tiles hold their colour and do not absorb water like concrete. If you want to change the colour, terracotta needs a different preparation so the coating bonds properly.

Will a restoration stop my roof leaking?

It fixes the causes of leaks we find during the inspection, such as cracked pointing, broken tiles and blocked valleys, before any coating goes on. The coating itself is protective, not a waterproofing membrane. If a leak is coming from something outside the roof surface, such as a flashing or a penetration, we trace and repair it as part of the scope.

Is a restoration worth doing before selling?

It often is. The roof is the largest surface on most houses, so a faded, stained roof drags down the whole property in listing photos. A restoration also clears up the roof items a building and pest inspection is likely to flag. We can work to a listing timeline where the weather allows.
